Here is a recent commercial concrete floor that we refinished for our Kelowna client. This floor had tile on previously.  Once the tile was stripped and the concrete was cleaned up, this was the final product after our process was complete.  We love the extra variations that this floor has compared to a brand spanking new floor.  It already looks industrial and has lots of natural patinas and mottling mixed throughout the surface.


Usually this process only takes 2-3 days, depending on the size of your project.  
If you want your concrete surface stained or colored by an artisan, this timeline will increase a bit. 


Think of a concrete floor sealer as a protective layer that will improve its appearance, durability and longevity. Here are some top questions we often get asked by inquiring minds from all over the world, about our concrete floors and overlays:
  • Thickness is usually between 3/8" to 1/2" thick and similar weight to tile or natural stone.
  • It can be applied indoors or outdoors to any level or story of the structure (with proper preparation).
  • This is a great option for open concept living or indoor/outdoor living by easily creating a cohesive look and surface.
  • Our concrete floors are available in standard grey or white, which are easily customized by staining (acid stain or water based non-toxic stain).
  • Price........ well, you usually get what you pay for, and getting the best deal or accepting the cheapest estimate, will probably not get you the best results or greatest longevity of the product. The difference in cost could be quality of materials, quality of workmanship, level of experience and could dictate your general level of satisfaction for years to come.
  • Try before you buy!!  All contractors should provide you with a sample or test area, since all concrete reacts differently this is a great way to make sure you like it before you buy it.

This comes from the concrete slab being a single, solid piece of rock and the wood underneath is flexible and changes and shifts consistently. When the foundation of the house shifts, the concrete is subjected to various flex points and pressures which take the form of tiny hairline fractures in the material.  Designers love this aspect of concrete since it adds tremendous character to the floor.

Modern and Super Cool Black Concrete Floor on Wood Subfloor with Black Stained Concrete Fireplace Tiles, made by artisans in Kelowna BC Canada by MODE CONCRETE

This style stunner is located on Okanagan Lake.  MODE CONCRETE created the black stained concrete floor overlay, on the main floor of this residence (on a wooden substrate). With proper prep, all surfaces can be topped with a concrete floor similar to this and are made of a light weight concrete so no extra structural supports are required for your project.  The picture below is wonderful, because you can actually see how thin the concrete floor is.


We also created the modern black stained concrete fireplace surround. This look is achieved by creating large format hand cast concrete tiles, made from a light weight material. The tiles can be natural, stained or customized in any way, by our master artisan Gareth Tyrrell. No extra supports need to be installed, since this concrete is light weight and is a similar weight to tile.  Concrete tiles are great for refacing older dated fireplace surrounds, or applying straight onto drywall.


A vibrant or bold colored concrete floor or fireplace surround (like the black stain we used here) is easy to achieve, and can usually be created with water based eco-stains (safe for indoor projects) or traditional acid staining.  Concrete acts as a blank canvas and any color or finish can be applied. Modern Bathroom with Black Stained Concrete Floor easily Contrasts a Rustic Wooden Vanity and White Porcelain

This home is a cutting edge design from floor to ceiling, gorgeous wood tones fill the home with light and warmth, especially since everything in the home is reflecting off the ultra chic and cool black stained concrete floor. 

Here is a stunning modern bathroom with a black concrete floor that contrasts beautifully against rustic wooden vanity and white porcelain. We created this custom black stained concrete floor, to exactly match up with samples and colors requested by the client, they had a great vision when designing this powder room.  


This contemporary bathroom design has a great balance between natural warm materials and modern elements.  If you love their style and want to recreate this look, the main elements are: a naturally beautiful rough cut wooden slab used as a vanity, a black concrete floor, architectural statement white porcelain vessel sink and toilet, and stainless elements (plumbing and tap).  

Why is concrete a great option for a bathroom or any wet area? There are a number of challenges that face a bathroom floor or wet areas on a daily basis, including water concerns, humidity changes, and staining agents which spill and splatter. With concrete, you get a floor or counter-top that is uniquely suited to your design scheme and the concrete itself is nearly indestructible, while the stains and waxes will develop a rich complex patina as it wears and is exposed to environmental factors. How are concrete floors installed:
A poured concrete floor (overlays, topcoats and skim-coats) are installed and poured on top of the existing surface or floor. Certain applications of concrete are suitable for underfloor and infloor radiant heating.  Make sure you use a reputable concrete contractor to ensure the proper preparation and techniques are being used on your project.

Where Should you put Concrete Floors: 
Kitchens, bedrooms, bathrooms and living areas all look fabulously contemporary and modern with concrete floors.  With proper preparation it can be applied to existing concrete, on wooden sub-floors or wooden substrates or on top of any uneven surface.  An appointment is always recommend in this regard, so we can properly asses the prep required.

How To Look After and Maintain Concrete Floors:
Although porous and  it's properties are similar to natural stone, if adequately sealed and waxed upon installation your concrete will be naturally resistant to spills and stains.  It is a very low-maintenance and easy to keep clean.  We remove the dust from the surface with a broom or vacuum, then mop with a natural, non-abrasive, non-toxic cleaner.  Easy peasy.

If you get a brand new concrete floor and after a few years you notice that your once shiny concrete floors starts looking dull-ish, call your concrete man for a rewax and reseal to re-achieve that brand new glistening sheen.  For a more rustic look, some people prefer the natural wear and age that appears on concrete and don't like to reseal/rewax the surface.  Everything with concrete comes down to personal preference, and style...  but one thing we guarantee, it'll age and beautify immensely as it gets older.  It embraces age, as we all should.

Pouring concrete floors, overlays, top-coats and skim-coats on Wooden Subfloor and Substrates:
With proper preparation it can be applied to existing concrete, on a wooden sub-floor, on a wooden substrate, on top of most uneven surfaces.  Existing flooring can be covered with a concrete overlay if you want to change your floor or if it's in bad shape. An appointment is always recommend in this regard, so we can properly asses the prep required.

This blog is about a recent job we completed for a client in Kelowna.  They wanted their existing concrete basement floor finished.  Their house was only a few years old and the concrete floor in the basement hadn't ever been treated or sealed.  We had to spend a little extra time preparing the surface, removing and buffing out stains. Gareth did a great job removing lots of the deep penetrating stains that developed naturally to the surface, with regular wear and tear.  Any untreated concrete surface needs a good cleaning and preparation to make sure the finishing products adhere to the surface of the concrete.  After the preparation stage is completed, we apply numerous applications of sealers and high traffic wax to achieve this look and protect the surface.

Basement Concrete Floors Naturally Look Amazing and Modern - Simple Process with Concrete Sealers and Wax

No concrete floor is complete without the application of a sealer and/or wax. Punch up your concrete surface even further, by applying a staining agent or adding a color to the surface.  Taking the time to put down this final layer of protection not only prolongs the life of your concrete floor, but also greatly enhances and preserves its natural beauty and appearance.

Think of a concrete floor sealer as a protective layer that will improve its appearance, durability and longevity.  Stain protection is the main reason for sealing concrete floors, especially in areas of your home or business where food and drink will be consumed. Pets may also cause damage to a concrete floors that can be prevented with sealant and wax. New concrete floors should be sealed after they completed, while existing concrete floors should be sealed every few years based on wear and tear.  Properly sealed and maintained concrete (natural or stained) will give the same beautiful appearance for years to come. It is extremely durable, requires very little maintenance, and will likely outlast the home or business which surrounds it. The materials used to seal stained concrete include water-based sealers, waxes, alternative green sealers and solvent based sealers. The top question we get 'AREN'T CONCRETE FLOORS COLD brrrrrrrr?' and our answer is always, 'expect the same temperature as tile or other natural stone flooring options.'  

If you like the natural look and color of regular standard grey concrete, we usually recommend sealing and waxing.  It's our favorite look, and totally differs from project to project - every piece of concrete is original in it's coloring, textures, irregularities, and variations that occur naturally when the concrete dries and cures.  And the best thing about finishing your existing concrete floors... usually most projects (like this basement floor pictured below) only take 2 days.

Myths and top concerns about concrete:
  • is concrete green and environmentally conscience - made of stone, sand and water, a product doesn't get much more simple than this.  Those are the materials that make concrete.  In addition, when we make terrazzo countertops or floors, we only use post-consumer recycled glass.  At the end of its life cycle, your concrete project itself can be recycled.   
  • concrete can easily crack or chip - imperfections in concrete surfaces, countertops, sinks or floors are part of the appeal and the uniqueness. In fact, hairline cracks and slight irregularities are the thing we love the most.  Wear and tear on our decorative concrete surfaces will not affect the structural integrity in the slightest (fine cracks are too narrow to trap food and debris). People look forward to the aged appearance that that occurs naturally over time. No matter what reinforcing method is used, hairline cracks may still occur. Hairline cracks are non-structural and should be considered part of the character and uniqueness of your hand crafted item - we call them beauty marks.  
  • concrete can easily stain, is too porous, and requires to much maintenance - Top quality sealers and waxes are used to protect all of our concrete which help to resist stains and scratches. Using a nonabrasive natural cleaner and wiping up your stains will help to avoid staining and keep your concrete looking beautiful for years. Concrete has similar properties to other natural stone surfaces like travertine, soapstone, marble or granite - take care of them and they'll last you a lifetime.  Depending on what sealers or waxes have been applied to your concrete, periodic reapplications may be required.
  • concrete is too modern for me - Concrete is super versatile and can be easily customized to fit into any space. It can be modern, simple and industrial, or it can be stained or dyed to a warmer color for a more traditional look. Black Acid Stained Modern Concrete Floor - created in the Okanagan

Okay, we know the room isn't totally done yet, but we had to share... And check out those stunning views, I'd love to be positioned here next to Kalmalka Lake anytime of the year!!  

For this project our clients came to us with a specific color in mind, so we began experimenting and worked our magic.  We created a sample for them, experimented a little with coloring and staining (we tried to color match a tile they showed us).  After we completed the sample and had the clients approval we knew exactly how to achieve their vision in their new gorgeous custom home.  And we must say... by having a wood ceiling, it really warms up the space and is a great contrast to the concrete.  Amazing design choices, we have some serious style envy!

Sealing and Waxing Concrete Floors - An Easy, Cost-Effective way to Create a Style Statement


An existing concrete floor that MODE CONCRETE sealed and waxed.  We didn't add any color or pigment.  This is natural standard grey concrete - and we are in and out within usually 2 days!  A quick and stylish fix to any new and existing concrete surface.

How do you prepare concrete for sealer, wax or stain??
  • Thoroughly clean (pressure wash if necessary) and de-grease your concrete, allow to totally dry out.  Typically wait a few days before sealer, wax, or stain application.
  • Create a test section or test sample pieces, to see exact coloring and finishing is to your preference (don't do the test in direct sunlight).
  • All applications of sealer, wax and stains should be done in thin coats opposed to heavy thick coats.  Wait at least 2 hours between coats.  
  • If applying on outdoor concrete surfaces only do in warmer seasons (or hoard off and heat area).
  • Allow 24 hours to dry before regular traffic.
  • Apply in well ventilated areas.  Be careful of sparks from fans and electrical devices if using any flammable liquids.
  • Always wear appropriate protective gear, follow manufacturers application instructions and gain knowledge on the products you anticipate using.
  • Sealers are usually best applying with a spray gun, while wax is usually mopped on. But make sure to check your product directions and see what they recommend.
  • Hot days are not the best for applying sealers.

Why should you seal and wax your concrete?
  • It creates and maintains a natural luster and shine that is a characteristic of maintained concrete. 
  • Increases the longevity and life of the concrete.
  • Makes your concrete resist moisture, staining, and helps to prevent surface damage.
  • Anti-slip and other additives can also be added, if you're concerned about slipping on the concrete.
  • Various sheens and matte finishes are available, depending on your style preference.
  • Brings out the natural irregularities, patinas and patterns that occur in concrete - in our opinion this is the best thing!

White Concrete - Gleaming White or Stained to Perfection?

Have you ever heard of using white concrete for floors, tiles, or countertops?  White concrete is sure to create an impact, whatever the application and is the perfect color to start with when designing anything. This innovative white version of concrete is reminiscent of newly fallen snow and blends so well in a variety of design styles. Basically, the product mix of the concrete uses white cement in place of the standard gray which allows for more vibrant, richer colors to be achieved when staining or when adding coloring pigment.  It is also on trend to add no color or stain at all and leave the concrete a bright, gleaming white.  The white allows spaces to feel larger, architecture and design elements stand out and textures/colors to really pop against this.

Rejuvenate and Modernize Concrete Floors - Staining and Acid Etching


Whether you seek a contemporary, rustic, or more traditional style, acid-etched stained concrete makes a stunning flooring choice (inside or outside).  Acid stain can be applied by using many different techniques, giving a variety of dramatic results.

How does Acid Stain Work?  Chemical stains can be applied to new or old, plain or colored concrete surfaces. Although they are often called acid stains, acid isn't the ingredient that colors the concrete. Acid stain doesn't cover imperfections, but rather transforms that drab piece of imperfect concrete into a unique and elegant masterpiece of marbled color.

Most projects take 2 days - Acid stained concrete is one of the most popular applications for transforming concrete slabs and floors.  We understand how busy your household is, and most acid staining projects will be totally completed within 2 days.  Because concrete has porous qualities and is a blank canvas, stain is the perfect thing to brighten up old concrete and add some style to any concrete surface. Staining gives a completely original look to concrete and cement floors, concrete driveways, patios, slabs, walkways, pool decks, concrete walls and all concrete surfaces.
